How does MoveInDirect sell my property?


MoveInDirect provide you with the tools to sell your own property. We are not estate agents, we do not take a percentage of YOUR sale price, but we can provide many facilities that estate agents offer at a fraction of the cost to you. We can supply you with online marketing, a For Sale board, an extensive mailing list of potential buyers and advertising in your local newspaper's property guide.  With packages starting at just £10, we can put you in touch with potential buyers.

Do I need a Home Information Pack?

Yes, if you are new to the market.  From 14th December 2007, all properties new to the market required a HIP to sell.  The pack
must include an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.  You can obtain a pack through a specialist HIP provider or a solicitor.  It is possible to compile your own HIP.  Help and advice is available online see  http://www.homeinformationpacks.gov.uk/ for more information.

Properties on the market either privately or through an estate agent without a HIP (as they were for sale before HIPs were implemented during 2007 - 1 August 2007 for sales of homes with 4 bedrooms or more, and 10 September 2007 for sales of homes with 3 bedrooms or more) do not currently need to obtain a pack.  See details online:  http://www.homeinformationpacks.gov.uk

Can I advertise with MoveInDirect as well as using an estate agent?

Yes, although we would advise you to try MoveInDirect first. MoveInDirect is not an estate agent. We do not interfere with negotiations and we do not benefit from the proceeds of your sale. By advertising your property with MoveInDirect you are increasing the marketing exposure of your property, not instructing another agent. If you have already signed a contract with an agent, you can advertise with us at the same time.  For further information, contact the Office of Fair Trading.

If you are unhappy with your estate agent and have been on the market for longer than the minimum term of your contract, then cancel your contract with your agent.  MoveInDirect can help you sell your home without you needing to use an estate agent.

How do I decide the marketing price for my property?

A property is only worth what someone will pay for it. The price an estate agent suggests is not the value of your property, they merely suggest an asking price. Only a qualified surveyor can give you a true valuation. The price an estate agent suggests could be influenced by their sales objectives. They may overprice your property, to flatter you and ultimately get the sale. Pricing your property too high can be a false economy, it is much better to set a realistic asking price, get a number of buyers interested and let them push the sale price up, than have nobody even look round. You may even have some agents under price your property, to get a quick sale and their commission faster. You must remember estate agents are salespeople.

The best way to decide an asking price is to research what other similar houses have sold for. There are a number of websites available offering data on house prices (such as www.ourproperty.co.uk or www.houseprices.co.uk) . Talk to neighbours, they may have recently remortgaged their property, a surveyor would have professionally valued their property. If you are still unsure, then ask an estate agent for a "free valuation".

Is it difficult to prepare property details?

No. The format of MoveInDirect's property adverts is very simple. You know your property better than any estate agent; you know what its best features are. Look at other properties online for ideas. We can take care of the design. All we need from you is a brief description, a list of rooms (preferably with dimensions) and photos.  If you prefer, for just £25, MoveInDirect staff can visit your home and professionally prepare your property details, including room dimensions and photography, for you.

How do I get photographs on my advert?

Easy. If you have got digital copies of your photographs, simply attach them to an email to us and we'll upload them to your advert.  If you haven't got digital copies of you photographs, you have two options: take photos with your regular camera, and post them to us, we'll scan them and add them to your advert (for just £5 per photo, or £15 for up to ten photos), or, contact us and we'll send a photographer round to take them, prices start from just £10.  For £25, we will arrange for MoveInDirect staff to professionally prepare your complete property advert for you, including description and photography.

How do buyers contact sellers?

When you place your advert you have the option to include contact details. It is your decision what details to publish. You can include personal telephone numbers and/or email addresses, so buyers contact you directly for information or to arrange viewings.  This is often much quicker and simpler than using an estate agent to act as your secretary.

Do you offer advertising in the local press?

What happens when a buyer makes an offer?

The procedure is exactly the same as when you sell your home privately or with an agent. You make the decision whether to accept or reject the offer. An estate agent has no legal function.

SUGGESTION: If you are not confident in negotiating your sale price, you may find it helpful to ask a friend or relative to mediate at this point, or simply ask for prospective buyers to put figures in writing.

Once you have agreed a sale price, you then pass the information on to your solicitor and the buyer's solicitor. Your solicitors will then take control of the sale.  Also, let us know, so we can update the website.

How do I get my property included on the website?

Registering your property with MoveInDirect is simple.  Either complete the registration form online or contact us, and a paper version of the form can be sent to you.  For just £25, a member of the MoveInDirect team can prepare your property advert for you, simply give us a call or send us an email and this can be arranged.
